Airbnb and VRBO gets a bad name for constant parties, bothering neighbors and damages. Simple things like, not allowing 1 night stays, adding large party fees on the listing to scare off those trying to have one, doing ID checks, reading previous host reviews, confirming how many guests they will have at the property and making it very clear to the guest that we don’t allow gatherings more than the guest limit can dramatically lower the chances of this. For technology we can have outdoor cameras, a doorbell camera and a noise monitor in the property that will alert us if the noise level has exceeded what it has been set too. All of these types of technology can be viewed and used remotely, allowing us to have eyes on the property without being there. These devices also don’t affect the guests privacy as the cameras are only placed in front of the property and the noise monitors don’t record audio, they only measure the noise decimals!
If the guest books the property from Airbnb or VRBO and causes damage to the property or to furniture we will ask if they can pay for the damages and if not we will escalate it to Airbnb or VRBO to use their $1,000,000 damage protection. We have our cleaners take lots of photos of each turnover so then we have evidence of what the property looked like before the damages happened. If they book us directly then we will deduct from their security deposit and use our own damage protection insurance if necessary.
We allow you to still use your property as a vacation home or a 2nd home while we manage your property. We must honor other guests’ reservations however with our owners platform you will be able to view the calendar and block off your dates that you want to stay there!
Our pet policy will depend on what you want the policy to be, we are open to both pets or no pets! We believe that allowing pets can be a fantastic way to increase your revenue and there is a lot of data that shows this. 52% of pet owners travel with their pets and Airbnb alone has millions of stays each year with guests with pets. Charging additional fees, having deeper cleans and being clear with guests on the pet rules and expectations can make hosting guests with pets just as easy as any other guest. However you will be the one to decide if you want to accept pets or not!
Every property we have we make sure that the property is ready to be rented out, has no maintenance issues, equipped with all of the amenities that guests want. During their stay we provide a fast 5-10 minute response time and work on getting any maintenance issues resolved quickly!
We specialize in managing short and mid term rentals and don’t manage any unfurnished long term rentals.
Yes we have a user-friendly owners portal, inside you will be able to view the calendars, the total revenue each month and block any dates you need the property for! Every month you will also receive a monthly statement of your properties revenue along with the expenses, we also do quarterly meetings to discuss how your property is performing!
