Before leasing the property we will already have agreed and stated what our intention is with the property, of course if you don’t allow stays under 30 stays then there won’t be
For 30+ day stays we get leads from insurance relocation specialists that need help placing displaced families, medical care facilities, digital nomads, corporate tenants and locals that need short term furnished housing. When it is a short term rental it is typically working professionals, travelers or someone here to visit family. We don’t market for parties or any guests that would cause any neighborhood issues and do not allow one night stays to help avoid this.
All 30+ stay guests have background checks done which includes a credit check, criminal check and eviction check. After this is done there may be additional validation needed on the guest. Once they have been fully screened then we will have them sign a lease agreement stating all of the house rules and legal terms outlining everything and have them give us a security deposit. For guests staying under 30 days we do not require an official background check but we do validate their ID and review previous reviews the guest has, lease agreements are not required due to there being less tenant laws involved and isn’t necessary.
We will be responsible for all damages caused by any guests or tenants, when it comes to maintenance issues with the unit we do not do repairs unless it’s something small. Examples of issues we don’t cover are appliances, plumbing, hvac, electrical, roofs, leaks, cosmetic issues and things in this similar high dollar category.
Yes we have referrals from large and small management companies that can recommend us based on our on time rent payments, no issues with other neighbors, how well we take care of the property and our quick communication when needed!
We would sign your traditional long term tenant lease but have an addendum stating that we are allowed to rent it out to others as a business and mention that this won’t be our primary residence.
